How is TitlePLUS coverage different?

TitlePLUS coverage is comprehensive. It automatically covers both the home buyer(s) and their lending institution under the same policy, for one price. TitlePLUS title insurance covers both the title-related risks and the legal services provided by the lawyer in the purchase transaction. TitlePLUS title insurance covers many of the risks normally beyond the scope of a lawyer's opinion, including fraud, forgery, survey errors, and errors made by municipalities and utilities in providing information to the lawyer.*

Only TitlePLUS title insurance standardizes legal services by requiring that lawyers follow a defined set of searches, inquiries and procedures, thereby improving legal services. Home buyers receive the same standard of service from all real estate lawyers while potentially saving money. TitlePLUS insurance also reduces the time a lawyer must spend on redundant paperwork, allowing him or her more time to provide buyers with personal service and advice.

TitlePLUS coverage insures against unpredictable and undetectable issues that could affect the ownership or marketability of a property - issues such as errors in information (such as that provided by a municipality or in a survey), forgery and fraud. It also protects against common problems such as work orders, access rights and conflicting interests in the property. TitlePLUS also insures certain post-policy date events, such as fraud against the home owner or lender, encroachments and selected construction liens. And, because the TitlePLUS policy will be tailored to the specific property, it could insure the home buyer for certain known problems such as an addition that is not shown on an existing survey, or a known encroachment. This additional coverage may alleviate the lender's concerns - and provides you with greater peace of mind.

In a purchase transaction, a TitlePLUS policy insures the legal services provided by the lawyer. So if the lawyer overlooks something, or makes an error while handling the transaction, the buyer can seek immediate compensation from us, without having to sue the lawyer.
