Title coverage
TitlePLUS insures against unpredictable and undetectable issues that could affect the ownership or marketability of a property - issues such as errors in information (such as that provided by a municipality or in a survey), forgery and fraud. It also protects against common problems such as work orders, access rights and conflicting interests in the property. TitlePLUS also insures certain post-policy date events, such as fraud against the home owner or lender, encroachments and selected construction liens. And, because your TitlePLUS policy will be tailored to your specific property, it could insure you for certain known problems such as an addition that is not shown on an existing survey, or a known encroachment. This additional coverage may alleviate the lender's concerns - and provides you with greater peace of mind.
Legal services coverage
TitlePLUS insures the legal services provided by the lawyer. So if the lawyer overlooks something, or makes an error while handling the mortgage or purchase transaction, the buyer can seek immediate compensation from TitlePLUS, without having to sue the lawyer for compensation.
